Why commercial is different
A Business Door Is Not A Bigger House Door
Different grade, different failure modes, different rules.
Residential hardware is designed for perhaps ten cycles a day. A busy storefront door in downtown Whitby does that before ten in the morning. Commercial hardware is built to a completely different standard for exactly that reason, and when it fails it fails in ways that a residential locksmith rarely sees: a hook bolt that no longer engages, a closer that has lost its fluid, a mortise lock whose case has worn out of alignment, an exit device whose latch has stopped retracting.
The stakes are different too. A house lockout is an evening ruined. A commercial lockout on a Saturday morning is a day of trading gone, staff standing on the pavement being paid to wait, and deliveries that cannot be received. That is why the only number that matters on a commercial emergency call is how fast, and why we quote that honestly rather than optimistically.
And then there is the law. Ontario’s Fire Code and Building Code have firm opinions about how your exit doors behave. An emergency repair that leaves an exit door non-compliant has not solved your problem — it has swapped a business problem for a regulatory one. We will not do it, and we will tell you why on the phone.

Storefront lockouts
Nobody can open, or the door will not lock at closing. Aluminium storefront hardware, mortise cylinders, hook bolts and pivots — we carry the parts these actually take.
Exit device failures
A panic bar that will not latch, or worse, one that will not release. The second is a life-safety emergency and takes absolute priority; we will attend it at any hour.
Door closers
A closer that has failed leaves the door standing open all night, or slamming hard enough to damage the frame. Adjustment is often enough; when it is not, we fit a unit correctly sized for the door.
Break-in securing
Frame damage, forced cylinders, broken glass. We secure the premises the same night and return for the permanent repair, with an invoice that documents both for your insurer.
Access control lockouts
A keypad that has lost its programming, a card reader that has stopped reading, a maglock stuck engaged after a power event. We restore access and then find out why it happened.
Lost or stolen master keys
The one that empties a building. If a master key is gone, every cylinder it opened is compromised. We can rekey overnight so you open normally in the morning.
Safes and cash rooms
Combination lost, keypad dead, bolt work jammed with the day’s takings inside. The approach depends entirely on the make, so we ask for the model before quoting.

Fire code
The Rule That Overrides Every Convenience
Ontario’s Fire Code and Building Code require that occupants be able to leave through an exit door in a single motion, without a key, and without any special knowledge. One push, one turn, and out.
That single sentence rules out a great many things people ask for. A deadbolt with a key cylinder on the inside of an exit door is a violation, however sensible it feels at closing time. So is a chain, a padlock and hasp fitted overnight, or a secondary bolt that staff have to remember to release in the morning. Every one of those has killed people in fires, which is why the code is written the way it is.
Fire-rated doors carry a label giving their rating, and that rating covers the whole assembly — door, frame, hinges, closer and lock. Fitting non-rated hardware to a rated door voids the rating. So does removing the closer, or wedging the door open with a bin because it is a hot day.
None of this stops you securing your premises properly. It means securing them with hardware designed for the job: a proper exit device, a keyed cylinder on the outside only, and a delayed-egress or alarmed unit where you genuinely need to slow an exit down.
Common violations we are asked to fit — and do not
✓ A thumb-turn-free deadbolt on an exit door.
✓ A padlock and hasp used overnight on a fire exit.
✓ A closer removed because the door “slams too much”.
✓ Non-rated hinges or locks fitted to a labelled fire door.
✓ A secondary bolt that has to be released manually to exit.

A residential locksmith arrives with residential parts. That is the whole difference on a commercial callout: a technician who turns up with house cylinders and a pick set cannot finish your job, and you pay for the visit anyway.
Our commercial calls go out with mortise cylinders, rim cylinders, storefront hardware, closer parts and temporary securing gear on board. Where the exact part is not on the vehicle — and with proprietary exit devices it sometimes is not — we secure the opening properly, tell you what is needed, and come back with it rather than bodging something that will fail again next week.
You also get documentation. Time of arrival, what failed, what was done, what hardware went in and what is still outstanding. For a business that is not paperwork for its own sake; it is what your insurer, your landlord or your head office will ask for the next morning.

Know your door type
Aluminium storefront, hollow metal, timber, or glass. Even a phone photo helps us load the right parts before we leave.

Find the hardware brand
The name stamped on the exit device, closer or lock face narrows the part down enormously. It is usually visible without tools.

Check the power first
On access-control and maglock failures, a tripped breaker or a dead transformer is behind it more often than the hardware. It is a thirty-second check that sometimes ends the call.

Have someone with authority on site
We need somebody who can authorise the work and prove the business connection to the premises. Out of hours that is the single most common delay.
A Service Agreement Beats An Emergency Callout
If you run a site where a failed door stops trading, the cheapest hour is the one you never have to buy. A scheduled visit twice a year — closers adjusted, exit devices exercised, cylinders lubricated, strikes checked, key schedule updated — catches almost everything that would otherwise fail at the worst possible moment.
It also means that when something does go wrong at three in the morning, we already know your building, your hardware and your key system. That is usually the difference between a one-visit fix and a two-visit one.

Do you really answer at night?
Yes, twenty-four hours including statutory holidays. After-hours rates are higher and you hear the number before we dispatch.
How fast can you reach a business in Whitby?
Typically twenty to forty minutes within Whitby, longer for Brooklin and the rural roads. On a lockout where an exit door will not release, we treat it as life-safety and move immediately.
Can you rekey a whole building overnight?
Often yes, depending on the number of cylinders and whether it is a master key system. Tell us how many doors and what brand and we will tell you honestly whether it fits into one night.
My panic bar will not latch. Is that urgent?
It is a security problem, so yes. A panic bar that will not release is far more urgent than that — it is a life-safety failure and we prioritise it above everything else.
Who can authorise the work out of hours?
An owner, a manager, or somebody who can demonstrate authority over the premises. We do not open commercial doors for people who cannot show that connection.
Do you provide paperwork for insurance?
Every job. Time of attendance, the failure, the work carried out and the hardware fitted, on a written invoice with our business name on it.

What Fails Where
Twenty years of commercial callouts across Durham cluster into a short list.
Retail and storefronts. High cycle counts and glass doors. The failures are pivots sinking, bottom rails working loose, hook bolts that stop engaging with the keeper, and mortise cylinders worn round by thousands of turns a year. The tell is a door that needs a shoulder to close before the key will turn. Left alone, that becomes a door that will not lock at all on the busiest Saturday of the season.
Restaurants and food service. Heat, steam and grease do to hardware what weather does to a front door. Back-of-house exit devices seize, closers stiffen and then fail outright, and walk-in and cellar locks corrode. Restaurants also carry the heaviest fire-code exposure of any small business, because the back door is both the delivery route and the legal means of escape, and it is the one most often chained shut overnight.
Offices and clinics. Access control rather than mechanical failure. A keypad that has lost its programming after a power cut, a card reader that has stopped talking to the controller, a maglock that stays engaged because the release circuit failed. Clinics add a records-security dimension: a cabinet or a records-room door failing is a privacy problem as much as an access one.
Warehouses and industrial units. Roll shutters, personnel doors set into shutter openings, and padlocks on gates and containers. Big openings, heavy hardware, and often nobody on site between six in the evening and six in the morning — which is exactly when the failure gets discovered.
Condo and apartment buildings. Lobby doors, stairwells, garbage rooms, parking gates and mail rooms. One failed common door affects every resident at once, and a lost master key affects every unit. These are the calls where an overnight rekey earns its cost several times over.
